Liberty Hospitality Management has an intimate knowledge of the challenges presented by defaulting hotel loans, foreclosure, and bankruptcy proceedings requiring court-appointed Receivership. We recognize that no two transactions are alike, and have a dynamic approach to working with Receivers to prepare and execute a plan for protection of hotel operations and physical plants, thereby preserving asset value.
Liberty assists Receivers in each facet of the process, from initial review of the asset through disposition while focusing on asset protection, revenue generation, cost containment, and operational efficiency.
Our extensive relationships with virtually all hotel franchisors, ability to rapidly deploy resources, and in-depth understanding of complex legal and managerial structure allows us to act as a direct liaison to the Receiver and preform services including:
Accounting
Liberty secures all books, records, cash, check books, keys, codes, contracts, permits, and licenses from the Debtor/Owner and establishes new accounts for cash purposes. Liberty establishes new financial controls and systematically audits all prior financials to establish consistent and accurate reporting to the Receiver.
Operations
Liberty performs property, management, and physical plant inspections and makes recommendations on deferred maintenance and life-safety issues, vendor and supplier agreements, property maintenance contracts, and re-establishes operating requirements to ensure smooth operation of the hotel during the transition process.
Insurance
Liberty’s propriety property and casualty insurance program allows for hotels to rapidly have coverage that meets franchisor and lender requirements. We evaluate and ensure property, liability, worker’s compensation, and EPLI coverage are in place to immediately upon engagement.
Sales & Marketing
Often, hotels under financial stress have little to no sales and marketing efforts in place at time of Receivership. Liberty places special emphasis on measurable and effective sales & marketing programs to promote the hotel and grow immediate revenue to offset operating expenses. We analyze our competitive set and immediately set goals to build both short-term and long-term income.
Human Resources
Liberty determines the capability of the on-site Associates and their ability to add value to the asset. We immediately switch payroll, employment manuals, and initiate training to ensure minimal Associate displacement. As need warrants, our ability to deploy new leadership and Associates is critical to the continued operation of the hotel. |
